How we calculate

Plain-English notes on where the numbers come from and what they do and do not mean.

Data sources

  • Pinellas: 162,253 sale records read; latest recorded sale 2026-10-19.
  • Pasco: 535,581 sale records read; latest recorded sale 2026-10-23.

What counts as a flip

  • The same parcel sold twice, with the resale no more than 24 months (730 days) after the purchase, and at least 30 days apart.
  • Both sales are marked qualified by the property appraiser (arm’s-length, market transactions) and recorded as improved property.
  • The parcel is residential: single-family, condominium, or small multi-family (2–9 units).
  • We exclude sales under $25,000, quitclaim, tax, probate, certificate-of-title and similar non-market deeds, and any deed that covers more than one parcel.
  • The resale is at least $20,000 and 10% higher than the purchase. Gains above 300% are dropped as likely data errors.
  • We show resales from January 1, 2023 onward.

Metrics

  • Gross spread = resale price − purchase price.
  • Gain = gross spread ÷ purchase price.
  • Days held = days between the two recorded sale dates.

Privacy by design

We never publish buyer or seller names. Our pipeline does not read the grantor or grantee fields at all.

Disclaimer

All figures come from public records and are estimates. They are not an appraisal, a broker price opinion, or legal, tax or investment advice. Gross spread excludes rehab, holding, financing and closing costs, so it overstates profit. Records can contain errors or lag by weeks. Verify anything important with the county property appraiser.
